BIM can significantly improve coordination between disciplines, but having a coordinated model does not necessarily mean a project is ready for construction. A model may show that systems fit spatially while still leaving issues in the drawings, specifications, sequencing, procurement, or installation requirements. Constructability also depends on whether the documentation provides enough practical information for the team that will actually build the project. A separate review can therefore complement BIM by looking beyond geometric coordination and examining the documents from a construction perspective. How do you see the role of constructability reviews changing as BIM becomes more common?
Coordination between trades is where I’d look first if a project starts developing unexpected problems. Architectural plans may be fine on their own, and the MEP drawings may also be fine individually, but conflicts between them can become a serious headache once installation starts. I prefer identifying those issues during design development, and the approach described at Constructability Review is a good example of how that can be done systematically.
